Thames lighter houseboat project on residential mooring on the Orwell at Pin Mill, Ipswich. Water and electricity connected, good 4G. Full planning permission.
The lighter is partly converted and VERY basic - this is a BIG project but the main value here is the mooring. Best option would be to replace the lighter with another barge etc. Having said that the lighter could be restored and being twin level offers a massive amount of space. At present 3 usable rooms, saloon, bathroom, small cabin and down below tiny cabin in swim.
Mooring is not freehold but is the next best thing - long established
with the security of a Certificate of lawful use or development

Waldamar, IP9 1JW for more details. The houseboat community is defined
in the council's local plan.
The mooring ajoins a National Trust reserve and they issue a lease
for access, facilities etc at no charge. Electricity and water are connected -
landline is available. Nearest parking is 5 mins walk, nearest car
access 2 mins. Council tax is payable at band A
THERE ARE NO OTHER MOORING FEES.
The sale comprises the basic Thames lighter afloat and with potential,
then two wrecks alongside both sunk, so 100 foot + of riverbank.
2 mins walk to The Butt & Oyster pub, 20 mins drive to Ipswich mainline station.
The best plan would be to replace the
boats with a better vessel, although the lighter could be restored and
further conversion carried out, giving 2400 sq foot of space minimum with amazing views of both river and woods.
There are sound lighter hulls available and one option maybe to transfer this superstructure to a better hull. Removing the lighter will be difficult with new regulations and a proper contractor would be needed. Restoring the hull onsite would be possible and there is a local firm experienced in welding hulls in place and the neighbouring lighter was had her hull concreted in situ.
All in all a very worthwhile project and a great oppurtunity to build your dream home in a wonderful location.
The only way to obtain a legal mooring at Pin Mill is to buy an existing vessel that has permission in place - the average selling price for houseboats at Pin Mill in recent years is £300,000 [one on the market at present for £350,000] so this mooring has a lot of potential.
